Why California's Wealthiest Residents Keep Looking Across the State Line

As a real estate professional serving Incline Village and Crystal Bay, I've noticed an interesting shift in buyer conversations over the past year+.

Historically, many buyers viewed Lake Tahoe as a vacation destination. They wanted a place to spend weekends, holidays, and summer vacations. Today, more buyers are asking a different question:

"What would it take to live here full-time?"

The answer is rarely just about taxes.

While Nevada's favorable tax environment certainly attracts attention, most of the buyers I meet are also searching for something else: a different pace of life.

They want access to hiking trails instead of traffic. They want to ski in the morning and join a video conference in the afternoon. They want to raise families in a safe community surrounded by natural beauty while maintaining access to major business hubs.

The rise of remote and hybrid work has made these choices easier than ever before.

For some buyers, Nevada residency is part of the equation. For others, it's simply an added benefit of choosing a lifestyle that better aligns with their priorities.

What makes Incline Village and Crystal Bay unique is that they offer a rare combination of luxury, privacy, recreation, and convenience. Residents can enjoy private beaches, championship golf, world-class skiing, and easy access to both Reno and the Bay Area.

Of course, residency decisions should never be made based solely on tax considerations. They involve legal, financial, and personal factors that deserve careful planning and professional guidance.

What I can say is this: Interest in Nevada's side of Lake Tahoe remains strong, and many of the buyers exploring the area today are looking for much more than a second home. They're searching for a place that can serve as both a home base and a long-term lifestyle investment.

Whether California's proposed Billionaire Tax Act ultimately becomes law or not, I believe the broader trend will continue. People are increasingly prioritizing quality of life, flexibility, and access to the outdoors. Northern Nevada, and particularly Incline Village and Crystal Bay, happen to offer all three.

If you're considering a move to Nevada or simply exploring your options, I'd be happy to share what I'm seeing in today's market and help you understand the opportunities available on Lake Tahoe's North Shore.
